Solicitors/Conveyancing (1st time buyer) 21:30 - Mar 21 with 4831 views | JackTheLad | Hi, I am in the process of buying my first property.. (exciting at first, now starting to get a bit stressful). I have spent all day phoning up getting quotes and searching the internet etc for the best deals. The property I am trying to purchase is a leasehold and is £55,000. Can anyone either recommend an affordable option for me or tell me how much you would expect to pay? The quotes online and the ones I have gotten so far in Swansea are a lot different, In Swansea around the £900-1000 mark, online anything from £300 and up but the legibility is unknown obviously. Thanks in advance.

Best post yet. A few years ago wanted to change the ownership name on a property very simple mother to son no complications, got 3 quotes from £450 to £550. Phoned land registry and requested the forms myself, sent within 2 days filled the forms out in about 2 hours with the help sheet (if I done them 2nd time would take 30 mins max). Phoned and got an appointment up LR office, took the forms paid the £80 which I would have had to pay on top of the conveyancing fee also and got all confirmation back 2 days later. Job done. Saved around £500 for a few hours work, talked to a soliceter a few months later socially and was told that the secretary normally fills those type of forms out although your charged around £500.

Solicitors/Conveyancing (1st time buyer) on 19:08 - May 24 by Treforys_Jack | Hi mate, If the property is leasehold, you need to try to buy the lease as soon as possible. Check how long the lease has left as this can have huge repercussions when trying to sell or remortgage as I know to my cost. The cost of buying the lease increases every year so buy it as soon as you can. |
Depends if it's a house or a flat. I can speak from experience - my case was discussed by the deputy president of the lands tribunal, as the appointed surveyor's report was full of inaccuracies.

He was partner in Strick and Bellingham but has now moved on to Smith Llewellyn Partnership. He specialises in conveyancing and is old school and very thorough. We've always found his fees reasonable so definitely worth a call. http://www.smithllewelyn.com/ourpeople.htm?id=18
| We shouldn't all be tarred with the same brush you know! |
