I need to transfer ownership of my late mothers house into my name. I understand I need to populate forms AP1/AS1 in order to achieve this.

But can any legal peeps on here clarify, which is the applicable fee from the drop down list attached?

Is there anything else I need to take into consideration?

Solicitors want £150 plus VAT for completing the transfer, want to evaluate if I can just do myself and save a few bob.

Mate my advice would be to pay a good solicitor to do it. It will be quicker and there will be less chance of it being returned by the land registry

Yes, did that myself, rather straight forward on line.

I've just put in for probate on line regarding the house of my late mother.
Can I ask how long it took for probate to be granted?

Hi Stark, initially I instructed a solicitor to do it and they totally messed it up. So I instructed them not to proceed and they gave me a full refund.
I completed online forms around April time, was invited to swear oath end of April, which I did on May 3rd. The thing that took the longest was waiting for the tax man to populate their figures and finding.
I got the Grant of Representation through on May 27th, but I did have to chase Tax people via the Probate office (cardiff).

Swore in Monday just gone and am expecting it to be completed in about another 10 days approx.
Have sold the house in principle and should be able to complete next month. huzzah.

They said 10 days to me too, more like 3 weeks and thats with chasing...
