Nothing to do with Huwbert, but I'm thinking of buying one as an investment/bolthole.

Just wondered if anyone has any experience of the holiday rental market and if you have ever rented something like this out?

If so, pet peeves/loves?

You will pay income tax which may well be at higher rates.
You will have to pay for a cleaner or DIY.
Your tenants won’t look after the place in the same way that you would.
More regular maintenance will be required than if you just owned one property.
Your mates will demand a discount.
You will need a level of insurance above normal house insurance.

Yes and I knew about the above before deciding on taking the plunge. Some don’t.

A friend had one, her experience was that site fees escalated and the lodge itself depreciated. I think her agreement was a lease for 20 years in effect she rented it.

She found she was verry dependant on the site owners and sold on at a loss overall so check it out carefully.

Don't be put off that part of the world is a goldmine!!
You'll rent it out easily just by placing adverts in shops and Internet forums.
Pembrokeshire have loads of holiday cottage cleaning agencies, perhaps drop them an email.
And as always what ever the problems, the advantages of when you are relaxing staying there will seem trivial.

We had one in Kiln Park and Lydstep. All of the things mentioned count. Depreciation is another factor with caravans/lodges and also some sites won't let you keep that gleaming one that you bought off them when they promised you the world for too long. Site fees can be extortionate too.
