If you got emergency cover which is separate they have to do a repair not sure if it's a tile gone or I've got a small bit of flat roof . It's like a doormar style house

Jim.
Get this done.Leaks can be very damaging as it will intrude everywhere.Water always wins.

Roofers often wont attend in the rain as its dangerous obviously but it's worth trying to get one to come along. Try social media

Sounds like a defect. have you had any storms or anything that might have created the opening where the leak is. Is the home in good condition or a possible maintenance issue. Check the terms of the policy and take all precautions to prevent further damage or you'll be up for the repairs. never assume it will be covered like most people do. You have responsibilities yourself as part of your insurance cover

If its just started due to something then insurance is a runner.

If its through fair wear and tear, or its been there some period of time then insurance is unlikely to pay.

I am no expert mind.

Ive got a small leak on one of our dormers, my mate is coming next week as he's very busy because he's good and cheap.

Will have a gander on our policy, its going to cost over a grand to repair and modernise but if I've got emergency cover that would cover it, cheers Jim 👍

No it's separate from the insurance policy so I haven't made a claim on my buildings insurance . Think it's about 15 quid a extra it's worth it for peace of mind I remember few years back our uPVC backdoor wouldn't lock for some reason so called emergency policy we had a locksmith sent out within an hour he put bobby locks on for the night .I then next day had to pay myself for a new locking mechanism
