We hired a firm to take care of building regs for us and they did visits as and when and did the sign off at the end. I’ll ask the missus if she has a number. It wasn’t hugely expensive. Depending on what you’re doing you may not need planning - it’s surprising how much you can do without it but if you ring up the council they’ll tell you which department you need to speak to, and if you have a rough plan of the work you want to do they’ll start the application and notify neighbours if necessary. It’s not the ballache I thought it would be. |  |

We had a loft extension two years ago which just fell below the requirements for needing planning permission. We went to Swansea planning department who came out and inspected the site and confirmed that planning was not needed. On completion we asked them for a “permitted development certificate “ which they gave us. This is a very useful document should you wish to sell the property in the future or should anyone complain about the development retrospectively. |  |
