Shouldn't someone connected to the Dale, such as the Trust, be registering this as opposed to someone connected to the egg chasers?

Nominate a building or land as an asset of community value

Who can nominate

You can nominate a building or land to be listed as an asset of community value if you are a voluntary or community organisation with a local connection.

Your organisation could be a:

Body designated as a neighbourhood forum
Parish council
Unincorporated group with at least 21 members on the Rochdale electoral register, that doesn’t distribute any surplus it makes to its members
A charity
Company limited by guarantee that doesn’t distribute any surplus to members
Industrial or provident society that doesn’t distribute any surplus to members
Community interest company.

Assets of community value

This means any demolition or change of use would first need planning permission. Before any development can start, developers must write to the council to confirm if it has been nominated or registered as an asset of community value.

When the owner of land listed as an ACV wants to sell, the community groups are given the opportunity to develop a bid and raise the necessary funds to buy the property. The owner of that land is then restricted from selling to anyone else until a 6-week moratorium has passed. Once this period has passed and if there has been no interest shown by local interest groups, the owner is able to sell to whomever they want.

If there is interest during the 6-week period – the owner is restricted for 6 months from selling the property.

Perhaps the Dale AFC Community Trust could apply but that might not suit the agenda of some.
