Solicitors/Conveyancing (1st time buyer) 21:30 - Mar 21 with 4841 viewsJackTheLad

Hi,

I am in the process of buying my first property.. (exciting at first, now starting to get a bit stressful). I have spent all day phoning up getting quotes and searching the internet etc for the best deals. The property I am trying to purchase is a leasehold and is £55,000.

Can anyone either recommend an affordable option for me or tell me how much you would expect to pay? The quotes online and the ones I have gotten so far in Swansea are a lot different, In Swansea around the £900-1000 mark, online anything from £300 and up but the legibility is unknown obviously.

Go with a firm whom you can have a personal contact with.

I would stay away from the 'farms'.

If you're getting a mortgage through a financial adviser most of them will have solicitors that they work with regularly. Otherwise some of the estate agents or banks will have "in house" briefs to do the work.

It's probably worth paying a little extra and going local if you can. Last place I bought I used a solicitor in Cheltenham and they were f*cking useless. Much easier to have somewhere you can go and see directly if you're not happy with the time they're taking.

Pain or damage don't end the world. Or despair, or f*cking beatings. The world ends when you're dead. Until then, you got more punishment in store. Stand it like a man... and give some back.

Thanks for the advice! I am going to take it. For the sake of saving a few hundred and potentially scuppering the entire deal I will do business locally. My building society did recommend a Solicitor but haven't heard from them yet, I'll try that as you have a good point there that they will have dealt with them on numerous occasions anyway.

I haven't had conveyancing done for a number of years but I would have thought around the £900 mark is fair if it's an all in fee to include searches, etc. If you get two or three quotes they should all be roughly the same ballpark. In my opinion it would be better to be able to sit down with your solicitor rather than have to rely on a web based service but having never used the web option I can't say for sure. It can be stressful, mainly because it can be a drawn out experience but try not to let it get too heavy, getting the keys will be great.

just walk in to any solicitor that does conveyancing and ask them for a quote. Don't be afraid to tell them the quotes you've had and make sure you tell them when you want to complete - otherwise they just drag their heels.
Also if the seller's solicitor has two offices get a quote from them. That way they cannot use the excuse of waiting for replies from the other firm.
Dependant on how complex your property is, £700 to £800 all in seems fair in Swansea & surrounding a reasonable quote (about 1% of the value + VAT)
Make sure you get a few prices but definetly use a local one so you can bend their ear face to face if needs be

You can do the conveyancing yourself though some mortgage companies will only lend the money if you use one of their board of conveyancers. If you have the confidence to do this it may be quicker than using the solicitors office as the information can just sit in the in or out tray.
Phone around to get a quote if you don't fancy it but I believe Peter Lynn are decent and reasonable.

This quote won't help you much as I'm living in Carlisle, but I'm also in the process of buying my first property - solicitors are charging £727 all in, including all searches etc. Although when phoning around for quotes, prices did vary quite a bit with most around the £800 - £900 mark. This is on a property of £90k if that makes any difference!?

It's important you stay on top of them though, they really do drag their heels. On the whole the process has been great - mortgage advisors, estate agents; they've all been great and very helpful. But the solicitors are a pain in the ass. Difficult to get hold of, don't keep you in the loop and won't commit to deadlines. Apparently this is normal.

This is worth bearing in mind too; the first property I'd agreed upon collapsed a week before we were due to complete. The sellers had a change of heart (tw*ts, basically). This was after I'd paid for all surveys etc.... But in fairness to the solicitors, despite doing all the work, they didn't charge me for it as it wasn't my fault the deal fell through. So all I lost through them was the search fees (£133).... Not all solicitors are that generous though, so when searching for quotes it's maybe worth asking them their policy should a deal fall through with you too

As the property you are buying is leasehold I would avoid doing it yourself. Also IMO anyone who wants to save half a percent and have all the hassle is take a big risk for very little reward.

Indeed chase them every day if needs be, they earn enough. Also when I bought my last property as I stated earlier, because the solicitors had two offices, mine handled the purchase, while the sister office handled the vendors. All completed in about three weeks (no chains involved)

My recommendation would be Colin Phillips at Davies Ingram Harvey. He is one if the best, approachable and very experienced.

I know him well but not sure if his rates. I believe rates are pretty competitive so he won't take the proverbial.

I also know Peter Lynn very well but would stick with Colin. Just my opinion,

Tim Jones is who I used, really good. I read something before that when our board bought the club off petty, his name was mentioned. From what I remember of him he would of tortured Petty. Good guy if you needed someone to fight your corner.

Yeah he cant officially finish off the mortgage but he does all the searches. The official part of the mortgage we signed the paper work down the SA1 e-thos building.

Where ever possible go for a good solicitor! check out the law society and those that specialise in conveyancing. Do NOT go for the cheapest in terms of searches( i.e. Con29/LLC1/DW/Chancel etc that is not the best. Swansea Local Auth the official search price is on a par/ if not better than a personal search. Ask your solicitor if their searches go through TM Group or NLIS ( national land information service) ask for flood/ Enviro searches also. If they do not advise these then ask them why? Their regulations have changed since Jan 2013 and it is their client duty now to advise accordingly

on the point of a deal falling through it is just being introduced Abortive Transaction Insurance! this not not widely known yet cosy will be a policy between £39 and £50 and protects both solicitor and buying party should the transaction fall away ( ie gazzumped) this is new though so the solicitor may not now about it)

Apologies! check to see if they are part of the CQS ( Conveyancing Quality Scheme) this is a Law Society standard for conveyancing Fee Earners. If they are not CQS ask if they are CLC ( Council of Licensed Conveyancers) who specialise in in conveyancing work

CQ accreditted firm will have a kitemark on their website

Hi mate, If the property is leasehold, you need to try to buy the lease as soon as possible. Check how long the lease has left as this can have huge repercussions when trying to sell or remortgage as I know to my cost. The cost of buying the lease increases every year so buy it as soon as you can.

I need to speak to those conveyancers as I have been quoted nearly twice as much for selling my property and it is nearly the same price as the online bench.
As Fath says, there is no way round it ( yes you can do it yourself but not advisable ).
