I used to live in a block of flats with a view of St Andrews. This area is likely to be up and coming area around Digbeth. it has traditionally been run down.

HS2 Curzon Street station will be about 800 yard away and that will probably he the end of the line for now. New houses / flats at St Andrews will be walking distance to a fast train to London and that always added to desirability.

HS2 is not popular because it does not increase house prices like Cross Rail did for example as it had numerous stops. The only benefactors of HS2 are those living close to relatively few stations as speed was the aim not frequency. Once England was a "nation of shop keepers" (Napoleon). Now it is a nation of property speculators.

This is an ambitious project not a short term one though . . They will probably build a hotel on there as well . The casino might not get built due to the surrounding demographic though.
