Swansea Council tax - Second Homes 08:59 - Aug 18 with 1849 viewsAguycalledJack

Hope somebody can help with this.

I rent out a flat down the marina. Don’t make much on it as it’s more of a nest egg for the future so every penny counts.

A Tennant moved out December 21 and new Tennant moved in January 22 so as the flat is furnished there is 1 months council tax to be paid. Fair enough, that’s the new rule. However, the council tax department have then added a 100% premium on top, as they class the flat for that 1 month as being a second home.

When the first Tennant left the flat was immediately advertised for rent, so with that in mind, how can it be classed as a second home for my own use when I am clearly advertising for a tennant.

Anybody on here able to help please?

Its all to do with it still being furnished because in theory you could use it to crash out for the night....etc even though you are advertising next time when someone moves out always tell SCC its unfurnished and also tell welsh water its unoccupied as won't pay water rates either for that period

I rent it out via agents. So that all falls to them.

Always tell everyone its unfurnished and you'll move furniture back in

I wonder what Council services you got for the 1 month it was empty that you had already paid My guess is none at all. You certainly did not get three times the service.

It shouldn't be classed as a second home. A second income yes! I presume you are a registered landlord so contact https://rentsmart.gov.wales/en/home/

You may be able to get a council tax exemption or part exemption when it's unoccupied between tenants. Good luck!

Wonder if the landlords who rent out homes for multiple occupation to students have to pay the double council tax for the 13 weeks they are unoccupied during the Summer holidays looks like Drakeford and the Senedd have missed a trick there.

This is very true mate, the harder you work the more you pay.
Gain some small victories against the man, accountancy for your flat can be well within the law but creative. Lots of ways to insert that finger in to the holes of our detractors.

A great believer in taking anything you like to wherever you want to.

Landlords can claim back tax for repairs etc, if they self certify

Given the nature of my main job got all that covered via an accountant.

Make sure you are across all the changes to the rent legislation. One friend has sold up his renter, he had saved up to buy a renter to supplement his pension, he feels the new legislation penalises him.
