| Wrexham's new KOP stand 10:07 - Jun 27 with 2783 views | johnlangy | From memory the Liberty cost £27 million to build. I just saw a youtube video where they reckon Wrexham's new KOP stand is costing £70 million. Is that really what's happened to construction prices in 21 years ? And if so, when we talk about the need to expand the Liberty, how much would that cost ? | | | | |

Wrexham AFC is directly funding about £50 to £52 million of this total, supplemented by government and regional grants

When we talk about expanding the Liberty the usual argument against is what's the point of spending say £20 million to have another 5000 seats or whatever. If those 5000 seats were filled that would produce only about £2.5 million a season and that's if we sold out all 5000. Wouldn't it be better to put the money into the squad. If that's the logic why are so many clubs expanding. Some are doing it because they have to, maybe for Health and Safety reasons perhaps. But many are doing it simply for more capacity when with the eye watering costs suggested in the Wrexham example they'll never make the money back.

I think the reason is owners can invest in infrastructure without breaching the regulations. They can't invest the same money into the squad because it would breach the regulations. Any extra income raised by the expansion can be invested into the squad. Possibly the investment in the stadium could also be classed as a company loss [outside of football] and partly written off against tax. Financially it doesn't matter how much money owners have they can't just pump money into a team but they can a stadium. Just my thoughts, hopefully it helps

This. Plus it also inflates the ultimate value of the club thus also making their investments worth more. A lot of US sports teams tear down stadiums that are barely 30/40 years old for much the same reason. Bigger income, bigger value.

You're right wr. I've often advocated expansion but people make the argument that i've posted above every time. Hopefully the investment into the Fanzone is just the start of improving the Club's infrastructure.

Investing £20 million to get £2.5 million per annum seems a good investment to me. Even better, you get your money back when you sell the stadium/club.
| Wrexham's new KOP stand on 23:33 - Jun 27 with 1998 views | Joesus_Of_Narbereth | The liberty was built on old industrial wasteland a few miles out of the city centre with a retail park and wider city development in tow. The racecourse is an old ground virtually in the city centre. There’ll be a hell of a lot more red tape to get through, although 70 million for a stand does seem a bit steep. Well not steep it sounds effing vertical. | |

Wasn't a lot of the cost of the Liberty offset against the comercial units built on the site of the old athletics stadium. Incidentally not fit for purpose as the track had a dip in it an couldn't be utilised to its full potential.

Investors put in the cash which they may have borrowed. If the interest rate is say 5% for a £30m loan that means they need to find an extra £1.5m a year in interest without dipping into reserves 5000 seats would need a season ticket price of £300. Swansea charge £450 last season providing the seats are fully booked there will be money to be pay off the debt year on year. Wrexham seem to have no bother finding sponsors because they have media clout. Some of the £70m will be cover ed by a 10 year sponsorship deal. Any sponsor would want assurances the North American actors are sticking around .

The stand may have a number of extra value features like business hubs and semina halls for use by corporations. One would expect this. Corporate function hall. Etc The CCS has many corporate events every week. Charity groups small busineses meetings education events, job fairs. [Post edited 28 Jun 17:30]

£250 is my season ticket price not £450 as it is for many.
