| Gazumping is back .......sit tight on 00:05 - May 28 by Jack123 | I'm glad I read this thread, I personally can't understand why the housing market has increased so much, with so much uncertainty in the air! As in who knows what's round the corner, BOOM let's buy houses! It doesn't make sense to me, I feel a lot of jobs in danger. |
Absolutely spot on mate. The very worst thing folk could do is listen to the Ron manager types who always seem to only focus on micro level stuff, lost in the weeds. It's a repeating pattern. And they most often get it wrong. Look at the bigger picture. Always. In this case the macro economic outlook, and some key short term events. Without spoon-feeding the Rons too much : - US potential stagflation, and ripple effect - Furlough tapering and cessation - Stamp duty cessation Never buy in a sellers market, unless you're a twp sheep like some of those foolishly advocating just that. Bonkers.

| Gazumping is back .......sit tight on 17:48 - May 28 by Treforys_Jack | A house 4 doors down from myself would have been worth maybe £140k 12 mths ago, went on the market for £185k 2 weeks ago and sold within 24hrs with zero viewings. Feel sorry for my lad, who's desperate to buy and saving hard, but this nonsense is detrimental to everyone. |
Talking to a guy in work this week who told me he’d sold his house last November and that the very same property went on the market this week for £80k more he sold it for last year. Apparently the images looked worse now than when he’d sold it! Madness, sheer madness.

We were thinking about moving to see out our days . The prices on west Wirral are now stupid and people from down south buying up land ,some of it green belt, and renting out million pound plus homes. We are having extension and renovations and hopefully will die here

There's a story in the WOl today about a property up for sale in a village, price set at 120k but it was actually sold for 275k, it is absolutely bonkers and so unfair on the young people of those areas. I think the Senedd should commit to building new homes in these areas and insisting that local people should get first refusal at the asking price. Some areas have many houses empty for months at a time and local businesses suffer because of it,young people move away and these areas become virtual ghost towns.

Trouble is not enough if any council houses have been built in Wales during the last 20 years. If you create a housing shortage prices will increase.

Are we allowed to blame the Senedd for that? Or is this just another thing the nats and the Welsh Government want to throw at Bojo?

An hour after we lose the playoff final and Andy is on the gazumping thread. Probably took him half an hour to post too. Furlough tapering and cessation - people going back to what they were earning 18 months ago (whilst others lose their jobs when furlough ends) causes a 10% increase in property prices? Land transaction tax (referred to as stamp duty by the Ron Manager types) - You’re talking about a £2,450 saving if you buy a house for £250k or more. Again, very nice, but is that going to cause a 10% increase in property prices? https://gov.wales/land-transac I’m not sure anybody has advocated buying in a sellers market, on this thread at least. It’s clearly a bad time to buy unless you are desperate. But hey-ho, we’ll probably be out of furlough soon and the land transaction tax threshold is reverting to £180k in a month. Are you expecting the crash in July or August?

The biggest effect on prices does seem to be working from home, people selling up their expensive city homes to find that slice of work from home paradise. What Thatcher did wouldn't have been so bad if they'd carried on building new council homes. I mean quality homes too, not the new build shitehouses, I used to live in one, I bought it brand new, first owner and it was shocking. When we moved to an old victorian terrace we were very happy, walls that'll hold a picture up, doors that still close, a decent garden. New builds are thrown up and won't last near as long as a stone built Victorian terrace. Prices are also driven up by the trend for asking "offers over" when staright away you are led into bidding more than the house is worth. That 120k house I referred toearlier, the people who bought it were driven to make a crazy bid to ensure they won, it shouldn't be allowed. It's ensuring the rich win again. If you sell an average London property you can probably buy 3 decent houses in Wales and still have change, Wales really is becoming a retirement home but one day there'll be no young people left to staff it.

True. If you sell in London though, you can afford a 10% increase on a similar property in Swansea with a lot of change. It’s their market at the moment.

It’s the same in England too, not enough council homes have been built for decades and it’s something that’s likely to continue to be the case. There have been borrowing caps which prevent councils accessing the funding to build, rents yields make it uneconomical, the right to buy (which no longer exists in Wales) is also a disincentive for councils as they are seeing their assets being sold off at below market value. ( I am not saying the right to buy is right or wrong, just pointing out hard facts). Where there has been growth is housing associations which have more freedom and there is no right to buy. Land is also an issue. There are plenty of empty houses around, some in poor state of repair. Instead of giving discounts for vacant properties, why not double, treble or quadruple the Community Charge instead of giving a discount to try and encourage the property to be used? This could see empty properties occupied, sold on etc to try and encourage the house to be occupied.
