You can see if you were renting at £750 a month, two years would cost you £18,000 in income plus any repairs you'd need to do. If your mortgage was £500 you'd still need to find £12,000. Not work the risk really unless you have a excellent tenant. |  |

All investments have risk. I wasted a few hundred quid a few years ago serving a county court order on two fellows who rented my flat in London while I was overseas. It was told serving the the order was a waste of my money as I would never get back the debts. I was pleased to spend some of my own money to harm them as an act of retribution. Not sure if this did actually harm them as I am not English expert in housing law. Presumably a country order would be on their credit rating. |  |

There’s a good chance it did, unless they were from abroad and returned home. A CCJ would be on their credit score and would make life very difficult, unless their absolute wasters who don’t give a monkeys and just bump along because it’s very unlikely they’ll get any kind of finance or loan with a CCJ unless it’s a niche provider who charge a huge APR. If they’ve been accommodated by the local authority they’ll be ok, but they’d never get another private rental. |  | |  |

The government already have that power and so do local authorities. Unfortunately they don't use the power. It is too much hard work for council employees to do, especially for those working from home. |  |

They dont want an individual landlord who will give people a chance. They dont want individual landlords who if a tennant is short one month will take a view as they have paid regularly up until then. They want company run landlords, who couldnt give a flying fcuk about the tennant, who want to manopolise the market and set their own rental values. Then you'll see profiteering.
