A house on our street sold the weekend it was marketed a couple of weeks ago. The estate agent price was "offers over" and it went for 30 grand more. I used to laugh at the offers over statement.

I wouldn’t be so sure this time. Prices may fall eventually, but this is a result of the explosion of people working from home, that was probably coming anyway, but Covid has massively expedited.

Why live on the M4 corridor and spend 2 hours getting in and out of London each day, when you can get a much bigger, better and cheaper house by the coast in Pembrokeshire for half the price?

Not saying prices won’t crash, but this isn’t the same as house price surges we’ve seen in the past.

I'm not sure it's gazzumping if they ask for offers over, it's just the highest bid wins and some people are making silly offers hence the percentage rise. I'm so glad we found and bought this house when we did! It's our forever home, unless I win the lottery

A friends neighbour put her house on at 220k yesterday. It sold this morning for 265k. Not viewed. Someone from Surrey.

100% correct.

The difference is this isn’t quite like previous property booms. It’s deurbanisation on an unprecedented scale.

I’m sure there will eventually be crash and prices will drop, but I don’t see that happening any time soon.

Last year I offered the full asking price for land which was not accepted because of the huge interest the sellers were receiving, I ended up bidding against another party up to 50% more than the original price before I called it a day, the way prices have gone up in this area I should have carried on bidding, it was not an auction or nothing like that just a regular sale through an estate agent, massive price rises in some parts of Wales.

There’s an excess of demand vs supply at the moment. Partly caused by big earners moving from London, Manchester, Birmingham etc to more rural areas.

That’s either going to cause a spike in property prices, or more properties being built. In all likelihood, both.

We are lucky here and also not.
We have much open space,some huge homes and miles of unspoilt coastline. Chuck in private schools and plenty of livery stables for Pippa to keep her horses and southerners just love to re locate here.
The M53 keeps the Plebs away so its' a win win.
Prices are a fraction of what they are in Surrey and people are smart.

The pace of life is lower here and people can basically shut themselves away behind their electric gates.

Britains 3rd airport is less than an hour away,ferry to Ireland and a 4 hour drive sees you near most points of interest in the whole Uk,

Work from home is very much order of the day, but I can see some of that changing going forward. Some of the big banks in London are instructing staff that they will be returning and Noris has made similar comments re the Civil Service.

House prices down our way have gone crackers and my kids are being priced off the market.

I'm glad I read this thread, I personally can't understand why the housing market has increased so much, with so much uncertainty in the air!

As in who knows what's round the corner, BOOM let's buy houses! It doesn't make sense to me, I feel a lot of jobs in danger.

It relative. Six months ago, our average house price was on a par with Yorkshire and the North West. Significantly higher than the North East, but significantly lower than everywhere else in England.

I’m probably biased, but I’d expect people to want to live here over those regions at similar prices, or somewhere like Cornwall, which for me has nothing Gower or West Wales don’t (maybe a degree or two warmer) and is much more expensive.

Increased demand will drive the house prices.

A house 4 doors down from myself would have been worth maybe £140k 12 mths ago, went on the market for £185k 2 weeks ago and sold within 24hrs with zero viewings. Feel sorry for my lad, who's desperate to buy and saving hard, but this nonsense is detrimental to everyone.
