The misses had her heart set on a house last year. They then found knotweed at the bottomof the garden, and the adjoining garden during the survey. The mortgage still stood though.
My dad advised to offer 20 grand under the asking price, and if not accepted to walk away. We walked away. :)

Not had any personal experience of knot weed, but it is very difficult to eradicate and mortgage lenders can refuse to lend against property where there is infestation.
Someone I know had knot weed in their lawn. They used a mower and just kept cutting the grass and the knotweed. They then used the mower at another location and the knotweed quickly established itself in the new lawn, you can imagine their reaction!
Knotweed is very difficult to treat, but it can be treated. In terms of the house your son is looking at, there are a couple of options, walk away, if your son is really keen on the house speak to the mortgage company to see if they will lend against the property if there is a fully warranted treatment program in place, if there is get the seller to buy one and get it treated otherwise no one will touch it with a barge pole. If you want to speak to someone who knows a bit about this, call South Wales Knot Weed Removal and speak to Carwyn, he is a tidy guy.

There are laws governing Japanese knotweed. I don't believe that treating Japanese Knotweed falls under the responsibilities of the council, nor is its removal. It is hazardous waste and disposing of it is strictly controlled.

If you can get the seller to put an indemnity in place, with a treatment plan, then that should overcome any objections from mortgage companies. Knotweed Control (Swansea) can advise people, and it really isn't as costly as people may imagine. Depending on the treatment plan and the infestation, the weed may be removed within three years. Mortgage companies like a five year plan. |  |

I guess you've also got to think about what's around the garden. If the garden is self contained, then the chances of treatment would be much higher. If it backs onto roughland that's covered in the stuff that's a whole different ball game. | | | |

That only applies if the knotweed is on public land. If it's private, it's your own responsibility, though you can use the council service.

It depends how much of it there is. It can be a nightmare if there's a lot of it and people do get mortgages refused because of it. It's not easy to get rid off at all.
My first two houses had it and I pretty much managed to eradicate it, I wouldn't let it put you off if there isn't loads of it and its not near any buildings. You just need to heavily treat it with Glyphosate, especially when it flowers in the Autumn, just spray over the leaves until they are saturated. Other option is to pour it in to the cut stems, or inject in to the stems. it will take a couple of years though.

Then if you put your house up for sale and this is noted in the survey and raised by mortgage company then you have the appropriate plan in place and alleviate mortgage concerns.
Stop guessing what to do and speak to professionals who will give the correct advice.

Our next door neighbours had it, however it's been treated and hasn't returned for over 5 years. They've just dug up where it was and returfed, so I'm keeping an eye out.

JKW can grow up to 7m underground so what you see is the 'tip of the iceberg'. I would imagine if it is 7m+ away from the property then getting a mortgage should be easier.
Continuous treatment will get rid of it. It's tough but nowhere near impossible to eradicate. Get at least your first treatment done professionally and keep on top of it annually thereafter.
A good product is Scimitar / Broadsword but I'm not sure how easy this is to get hold of without a licence these days. |  |
